How to Hire a Foundation Repair Contractor

The wrong foundation contractor can make a bad situation worse. Here's how to find someone you can actually trust.
Step 1: Get Multiple Opinions
Different contractors can look at the exact same problem and recommend completely different solutions. Get at least three independent assessments before committing to anything.
Some contractors have a financial incentive to recommend bigger, more expensive jobs. Talking to two or three pros gives you a much clearer sense of what's actually needed, and what isn't.
Step 2: Verify Credentials
Look for contractors with:
- State licensing: Requirements vary; check with your state contractor licensing board - Liability insurance and workers' compensation: Protects you if something goes wrong on the job - Bonding: Financial protection if the contractor doesn't finish the work
Step 3: Ask the Right Questions
- How long have you been in business? - Have you done work similar to this before? - Can you provide references from recent similar projects? - What specific repair method are you recommending, and why? - What warranty do you offer? - Are you licensed and insured? - Will you pull the necessary permits?
Step 4: Review the Contract Carefully
A solid contractor will put everything in writing. The contract should include:
- A detailed description of the work - Materials to be used - Total price and payment schedule - Start and completion dates - Warranty terms - What happens if additional problems are found
Don't pay the full amount upfront. A deposit is normal (typically 10 to 30%), with the balance due when the job is done.
Step 5: Don't Rush
Foundation repair isn't an emergency purchase unless there's active structural failure. Take the time you need. Any salesperson pushing for a same-day decision is a warning sign.
